Should I talk to my bank before looking at a home?
Yes, we recommend you talk to your bank or preferred lender before looking at any homes. This helps you set realistic expectations for your budget. Getting pre-approved for a loan pins down which homes you can afford. When you have a loan pre-approval, you don’t have to stick with a loan from that lender. You can also get pre-approved from multiple lenders at one time.
When shopping around for lenders, keep the following tips in mind.
- Collect your offers on the same day so your mortgage rates are the same. (Rates change on a daily basis.)
- Do all your loan shopping over a two week period. This should keep your credit score from taking a huge hit. Most credit scoring agencies consider multiple mortgage-related inquiries made within a two week to 45 day period to be a single inquiry.
- Always check with your lender for their opinion on offer timing and rates
If you are working with a realtor, your agent may have already recommended some lenders to you. Otherwise, you’re welcome to speak to our team of realtors for help finding a lender.
I already own a home. Should I sell my current home before buying a new home?
It depends. This is something you should discuss with a real estate agent—the housing market changes quickly, and it may be more beneficial to buy then sell rather than sell then buy. However, you could be in a better position as just a buyer—you don’t have to worry about multiple mortgage payments or tricky financing hoops.
Do I need a realtor?
You do not need an agent to buy a Paradisa Home. We can help you through the entire buying process at no additional cost to you.

Who pays a realtor’s fee?
Typically, the seller (that’s us) will pay the realtor’s fee. These are not your closing costs, which include loan processing, title fees, insurance, surveyor costs, and any taxes or homeowner association fees.
How do home inspections work?
We will schedule any locally required inspections, as well as thorough third-party inspections to assure you that your home is of the highest quality before you move in.
You are also welcome to schedule your own inspection with the third-party inspector of your choice during your option period. We want you to rest assured that you’re getting the best home we can build.

How long does it take to build a home?
The time to build a new home can vary, but our homes take between three or four months to build once we have an approved structural plan. We have the most control over timing during the actual construction process. Planning and closing a home takes time, but it varies depending on city authorities, how fast your plan is approved, and your bank.
How much does it cost to build a custom home?
Because we offer custom homes, the cost may range drastically. This is something we will discuss with you the first time you meet our team, so we know what you can afford.
What are the steps to building a custom home?
We have a general framework for our custom homes, but we tailor the process to every client. After all, your needs are the most important.

Can I visit my home while it’s under construction?
Yes, but the safety of you, your family, and our tradesmen is extremely important to us. Please contact our office to arrange a walkthrough of your home while it’s under construction. This helps us maintain a safe construction site.
Can I only start building in the summer?
We start new projects year-round. Don’t let the season stop you from pursuing your dream home. Weather can cause delays, but those instances are uncommon thanks to Austin’s beautiful and temperate climate.
Do I need to buy a lot before discussing a custom home with Paradisa?
No, you don’t! In fact, we can help you find a lot for your dream home. We have lot selection and purchase layered in to our custom home building process.
How many homes has Paradisa built?
We’ve proudly built well over 200 homes and counting in the downtown Austin area.
How is financing a custom home different from buying a home?
Like buying a finished house, you will need to get a mortgage from a lender or your bank. Unlike purchasing a move-in ready home, you will also need to get a construction loan.
Construction loans are generally short-term, covering the time your house is being built. Your mortgage will help you pay for the construction loan as well as the cost of your home.
We will discuss your financing options in our first meeting with you to help you understand the steps you need to take to finance the home of your dreams.
Do custom homes often go over budget?
We try to keep the cost of your home as close to your budget as possible. If we notice our projected costs are higher than expected, we will re-price our cost sheets and get your approval before we do anything. Your dream home shouldn’t break the bank. We will always communicate costs with you so you understand what you’re getting and so you’ll never be surprised by a price breakdown.
How involved will I be in my home’s construction project?
It’s your home—we want you involved every step of the way. In addition to regular meetings with the Paradisa team, we will make sure you know all of your responsibilities so your house is completed on time to your satisfaction.
