Energy Efficient Features
Maintaining a comfortable, consistent temperature in your home involves a comprehensive design that considers structural layout and equipment needs. An effective high-performing HVAC system must have appropriately sized equipment as well as efficiently run ductwork in order to save energy and money.
Oversized HVAC units contribute to unnecessary operating costs and energy use along with excess noise, while undersized units poorly maintain even temperature and have a considerably shortened lifespan. All heating and cooling systems installed in our homes are carefully designed with properly sized equipment based on manual J load calculation. Upon installation completion, a third-party inspector verifies equal airflow and structural air leakage to ensure maximum efficiency, operation, and temperature control.
Home insulation is an important component that conserves energy by limiting heat exchange from inside and outside of your home and it provides the added benefits of being an effective sound barrier with a level of fire resistance. All of our homes feature a combination of spray foam and fiberglass batt insulation to maximize these qualities.
Our spray foam insulation process provides an air-tight seal, moisture, and sound barrier from the outside world and is applied to the inside of all exterior walls and roof decking. Batt insulation with an R-value of 11 or higher is utilized in all of our interior walls to maintain even temperature throughout the structure and improve interior acoustics.
Natural light is an element that we are proud to highlight in our home design through strategic placement of windows and the use of sliding-glass doors. To help maintain the temperature within your home while maximizing the effects of natural light, we utilize low-E glass as a preferred construction material. The advantage of low-E glass lies within a transparent coating that has the ability to radiate heat energy. In the summer, low-E coatings on glass reduce heat absorption by reflecting exterior heat energy away from your home. In winter, the opposite effect occurs as the interior heat of your home is reflected back into the interior space, preventing it from leaving through glass surfaces.
A consistent, reliable supply of hot water is often considered to be an essential element in our daily lives. To meet the needs of you and your family, all of our homes are fitted with tankless water heaters for maximum energy and space efficiency. Tank-based water heaters are founded on the principle of maintaining a set water temperature for a specific volume of water held within a storage tank. Unfortunately, this design results in the expenditure of excess energy used to maintain hot water temperature, regardless of whether water is used or not.
Unlike more traditional tank-based water heaters, tankless versions offer the benefits of hot water on demand, a compact device size, and elimination of storage tank standby heat loss. Water is only heated as needed within a tankless device, saving energy and money in the long-term.
Smart Home and Low-Maintenance Features
We offer the potential benefits of upgrading your HVAC control to utilize Nest thermostat technology, a smart home interface capable of adaptable HVAC self-programming. Nest learns from your preferred temperature settings and schedule to automate programming changes that contribute to HVAC efficiency, comfort, and cost savings. Remote management through a mobile device is possible when Nest is connected to the internet. This can allow homeowners to change settings when they are away from home, review HVAC energy consumption history, and receive safety alerts for interior temperatures that might be hazardous or damaging in cases where HVAC systems are turned off.
Quartz countertops offer the look, feel, and superior functionality that contribute to many of our exceptional kitchen and bathroom designs. With durability that rivals granite, but a consistency that is less likely to crack or chip, quartz counters retain their beauty with minimal care. The highly non-porous quality of the material makes it an ideal surface for food preparation as it is scratch resistant, less prone to staining, and unlikely to harbor bacteria and viruses. Maintenance does not involve special chemicals or routine sealing and cleaning only requires basic soap and water.
Concrete garage and carport floors can take a beating with exposure to chemicals, oil, dirt, and repeated wear from foot traffic and vehicles. For ease of maintenance and to safeguard the longevity of these flooring areas at our homes, we apply a non-porous epoxy-coating that provides a chemical and stain resistant seal. This ensures limited cleanup effort in the event of spills, prevents the formation of concrete dust generated through wear, and helps to contribute to the overall attractiveness of these areas.
Attractive landscaping is a factor that significantly contributes to the style and value of our homes and we recognize the impact that its design can have on the environment as well as cost and time concerning future maintenance. We believe in creating a high-value landscape with a low-maintenance outlook and that starts with a comprehensive design full of plants that are native or adaptive to the Central Texas climate. Each landscape planted is paired with an irrigation system designed to help conserve water and maximize efficiency when caring for your home’s outdoor space. The overall results save time, water, money and help maximize the exterior beauty of your home.
Privacy and Security Features
A fully-fenced yard is a valued element to your home as a means of protection and privacy that keeps children and pets safe from wandering off and deters prying eyes and would-be intruders alike. All of our homes feature fully-fenced back and side yards with a design that enhances a home’s outdoor space and safety. Constructed from quality cedar and stained to resist weathering, our privacy fencing stands up to the Central Texas elements and provides enjoyment for years to come.
